Local know-how
What we see in Highlands Ranch homes
Highlands Ranch is a master-planned community, and most of its houses date from the 1980s, 1990s and 2000s. Many have 150- or 200-amp service, which leaves room for an EV charger in a lot of homes, though a load calculation is still the first step. Builder-grade outlets and switches from those years are now wearing out, and loose outlets and dead switches are common calls.
Finished basements are the norm, and many were finished after the house was built. We often add recessed lighting, bedroom circuits and code-required smoke and carbon monoxide alarms during basement work.
Homeowner associations are active in the area, and some have rules about outdoor conduit, exterior lighting and where a charger or a generator can sit. If your HOA needs to approve the work, tell us when you book and we will plan around it.

We added eight recessed lights in the basement and dimmers that actually work with LEDs. They marked the layout on the ceiling first so we could see the spacing. Very few holes, and they vacuumed up after.

The kitchen breaker tripped every morning when the toaster and the kettle ran together. They split the counter outlets onto two circuits and replaced a worn GFCI. No more tripping.

A wind storm pulled the service mast off our garage at night. They made it safe, came back in the morning to rebuild it and dealt with the inspection and the utility. It took two days because of the inspection schedule, but they kept us in the loop.
